2020 Edition

Three counties count for almost 90% of TOP 1,000 houses in Florida. These counties are:

  • Palm Beach County 45.3% (46.7% in 2018)
  • Miami-Dade County 25.7% (26.3% in 2018), and
  • Collier County 17% (15.7% in 2018)

Collier county increased its share in 2020 with 13 more houses in our TOP 1,000 list compared to 2018. Palm Beach county's share decreased by 14 houses from 2018. Also, Miami-Dade county had 6 houses less in our TOP 1,000 list compared to the list from 2018.

Median just value for TOP 1,000 houses in Florida was $15,674,793 in 2020. By regions, the median just values for the TOP 100 houses in 2020 were as follows:

  • South Floria $39,015,741
  • Southwest Florida $19,314,464
  • Central Florida $5,839,440
  • Panhandle $7,002,434
  • Northeast Florida $5,293,126, and
  • Tampa Bay $5,796,845

    Due much in part to Florida's attractive tax climate, which includes no state income tax, a majority of the TOP 1,000 homes are the primary residence for owners, with about 59% being eligible for homestead tax exemptions in 2020. In 2017, homes with homestead exemption counted also for 59%.

    In 2020, 1365 houses (1242 in 2018) were valued over 10 million dollars in the State of Florida. About 86% of the 8-Figure Club houses are in three counties:

    • Palm Beach County: 43.3% (45% in 2018)
    • Miami-Dade County: 25.6% (25.9% in 2018), and
    • Collier County: 17.4% (16.3% in 2018)
