TOP 1,000 Florida
Three counties count for 90.7% of TOP 1,000 houses in Florida. These counties are:
- Palm Beach County 52.7% (54.6% in 2023)
- Miami-Dade County 26% (21.8% in 2023), and
- Collier County 12% (15.1% in 2023)
Palm Beach County dominates our TOP 1,000 list, but its share decreased in 2024 with 19 houses compared to 2023. Miami-Dade County gained 42 houses in 2024. Collier County also lost 31 houses from our TOP 1,000 list compared to the list from 2023.
Median Just Value for TOP 1,000 houses in Florida was $32,464,094 in 2024. Since 2014, the Median Just Values for the TOP 1,000 houses have changed as seen in the chart below.
Due much in part to Florida's attractive tax climate, which includes no state income tax, a majority of the TOP 1,000 homes are the primary residence for owners, with about 62% being eligible for homestead tax exemptions in 2024. In 2023, homes with homestead exemption counted for 61%.
In 2024, 5244 houses (4777 in 2023) were valued over $10 million in the State of Florida. About 76% of the "8-Figure Club" houses are in three counties:
- Palm Beach County: 36.6% (36.6% in 2023)
- Miami-Dade County: 24.7% (23.5% in 2023), and
- Collier County: 14.4% (18.3% in 2023)
